Western Australia has its own transfer duty system and first home buyer assistance programs. The thresholds can make a significant difference to the upfront costs of buying a home, particularly for buyers purchasing around the relevant price limits.
Eligible first home buyers may pay no transfer duty on an established or newly built home valued at up to $600,000, while a concessional rate can apply where the property’s dutiable value is above $600,000 and up to $800,000. For vacant land, eligible first home buyers may receive a full exemption up to $450,000, with a concession available up to $550,000.
The WA First Home Owner Grant can provide eligible first-home buyers with a one-off payment of up to $10,000 when purchasing or building a new home. From 7 May 2026, the value cap for homes south of the 26th parallel increased to $800,000. Note that the grant is not available for established homes, and eligibility requirements apply.
Eligible buyers may also be able to use an Australian Government 5% Deposit Scheme to purchase with a smaller deposit without paying Lenders Mortgage Insurance (LMI). Under the First Home Guarantee, eligible buyers can generally purchase with a deposit of at least 5%, subject to the scheme’s eligibility requirements, participating lenders and property price caps.

WA transfer duty depends on the property’s dutiable value and the type of transaction. Eligible first home buyers currently have access to enhanced first home owner duty thresholds for transactions entered into from 7 May 2026. For eligible homes, no transfer duty is payable up to $600,000, with a concessional rate available up to $800,000. Eligible vacant land receives a full exemption up to $450,000 and a concession up to $550,000.
The First Home Owner Grant and the Stamp Duty Exemption are two different forms of government assistance. The First Home Owner Grant is a one-off payment of up to $10,000 for eligible buyers purchasing or building a qualifying new home and is not available for established properties. Meanwhile, the first home owner transfer duty concession reduces or removes the transfer duty payable on an eligible property. It can apply to qualifying established or new homes, subject to the relevant rules and thresholds.
