First Home Buyer Support in Tasmania

Tasmania’s first home buyer landscape changed significantly on 1 July 2026. For anyone looking to purchase in Hobart, it’s important to understand which concessions remain available and which have now ended. First Home Owner Grant (New Homes)

$20,000

Eligible transactions between 1 July 2026 and 30 June 2027 may qualify for a $20,000 First Home Owner Grant (FHOG) when building or buying a new home that has not previously been occupied or sold as a residence. There is no property value limit, but buyers must move in within 12 months of completion and live there as their principal residence for at least six continuous months.

Stamp Duty Exemption (Established Homes)

The 100% transfer duty exemption for eligible established homes up to $750,000 ended on 30 June 2026. Unless another concession or exemption applies, standard Tasmanian transfer duty will generally apply. We can estimate the potential duty payable to help you plan for this cost.

Eligible first home buyers may be able to combine the $20,000 Tasmanian FHOG with the Australian Government 5% deposit scheme when buying a qualifying new home. Each program has separate eligibility criteria, and the lender will determine how the grant is treated in the loan application. The previous transfer duty exemption for established homes ended on 30 June 2026.

5% Deposit Scheme (Federal)

No LMI

The Australian Government 5% deposit scheme may allow eligible first home buyers to purchase with a minimum 5% deposit without paying Lenders Mortgage Insurance (LMI). The government provides a limited guarantee to the participating lender, while the borrower remains responsible for the full loan. There are no income caps, waiting lists or limits on scheme places, but eligibility, lender requirements and Hobart’s $700,000 property price cap apply.

MyHome Tasmania

Shared-Equity Assistance

Tasmania’s shared equity program may allow eligible buyers to purchase with a minimum 2% deposit. Homes Tasmania may contribute up to 40% or $300,000 for a new home, or up to 30% or $150,000 for an existing home. Property price caps are $800,000 for new homes and $750,000 for existing homes, and the equity share must be repaid within 30 years.
